4 Tips for Hosting the Perfect Open House

Hosting the perfect open house is something that every homeowner would like to master. If you can’t properly stage an open house and attract potential buyers, you will not be able to sell the property; it’s as simple as that. Here are four tips on how to best host an open house.

1. Spread the Word

The most important part of an open house is to attract potential buyers. To do that, you will have to spread the word about your open house. 

Flyers – Create flyers with pictures and information about the property and spread them around the neighborhood. This is one of the established ways of promoting an open house and something I strongly advise you to do.

Open House Sign – Place a clear and visible open house sign at the property so that anyone passing by will see it. The sign will also help guide visitors.

Social Media – Use social media to create hype around the open house. You can even use a paid ad on Facebook targeting a specific demographic that you normally wouldn’t reach. Make it as localized as possible too. If you’re living in Boise, for instance, only use keywords relevant to the Boise real estate market.

2. Clean the House

To ensure your open house truly stands out, the property needs to be in immaculate condition before buyers start showing up. Make sure the owners clean the house in advance or hire a cleaning firm if needed.

3. Stage the House

Not all houses are furnished in a way that is easy to sell. Try to make the property as attractive as possible by staging it beforehand and emphasizing the selling points – is there a fireplace, new kitchen appliances, etc.? You could also consider adding or removing furniture or even repainting rooms.

4. Be a Great Host

After the house has been cleaned and staged, it’s all up to you. To sell an open house, you need to be the best possible host. This includes studying the details of the home so that you can answer any potential questions that the visitors might have. 

Being a great host continues even after the open house. To set yourself apart from the competition, it is important that you follow up with all the visitors. You can do this by either sending them an email or giving them a call to see if they have any additional questions.
